MATRIX DEVELOPMENT GROUP'S TRENTON PROPERTY
IS HONORED FOR ITS ENERGY EFFICIENCY

After Receiving the BOMA-NJ "Office Building of the Year Award,"
32 East Front Street Earns National Energy Star Award

CRANBURY, N.J. (March 18, 2009) — Matrix Development Group, one of the Northeast’s most respected real estate investment and development companies, has announced that its award-winning Trenton property, 32 East Front Street, has earned the U.S. Environmental Protection Agency’s prestigious "Energy Star" award.

Matrix Development Group was selected by the city of Trenton in 2005 to assume the responsibility for finishing construction of the high-quality, mixed use development at 32 East Front Street, located between Broad and Warren streets in Trenton. The 66,500-sf, Class A office building located in the heart of the city’s Capitol Complex joins approximately 3,200 buildings nationwide that have also earned the Energy Star award for energy performance.  The award signifies that the building is using about 35 percent less energy that average buildings while still providing quality service and comfort to tenants.

“We are honored to accept this award and are very excited to be recognized for our efforts to reduce energy consumption in our office buildings,” said Patrick Connelly, Vice President of Asset Management for Matrix.  “Earning the Energy Star shows our commitment to the local community where we invest and also demonstrates our passion at Matrix for environmental stewardship.  At Matrix, we take our role as a corporate citizen very seriously and we are pleased to share this award with our tenants and the city of Trenton at large.”

Organizations earn Energy Star by using EPA’s national energy performance rating system to generate energy-efficiency ratings for their buildings, on a scale of 1 to 100 relative to similar buildings across the country.  The rating system is available for office buildings, schools, dormitories, hotels, hospitals, and grocery stores, among other commercial buildings.  Energy Star is a government-backed program that helps businesses and consumers protect the environment through superior energy efficiency.  In 2006, Americans, with the help of Energy Star, saved $14 billion and prevented greenhouse gas emissions equal to those from 25 million vehicles.

Matrix has leased the majority of the space at 32 Front Street to Wachovia Bank and the New Jersey Schools Development Authority. Featuring open and flexible floor plan configurations that can be adapted to specific tenant requirements, the building currently has 10,000 square feet of first-floor space available for retail or office tenants.

The building is also a past recipient of New Jersey Business magazine’s prestigious Good Neighbor Award for improving the landscape and economy in New Jersey.  Earlier this year, the building won the Office Building of the Year Award (TOBY) from the Building Owners and Management Association (BOMA) New Jersey chapter.
