1 Million Square Foot Urban Enterprise Zone Complex Nears 85 Percent Occupancy

ELIZABETH, N.J. (November 6, 2007) – Matrix Development Group, the Cranbury-based real estate investment and development company, has announced a total of 96,500 square feet of leases at the Bayway Industrial Centre, located in the Urban Enterprise Zone in Elizabeth, N.J. The Bayway Industrial Centre, which consists of a total of 1,017,399 square feet of medium industrial warehouse space within four stand alone buildings, is now at nearly 85 percent occupancy.

American Select Distributors, Inc., signed a 84,000-square-foot lease at Bayway’s Building D. JV Transportation expanded its existing 138,000-square foot presence at the Centre, by inking a 12,500-square-foot expansion into Building C.

Matrix Vice President Patrick Connelly represented Matrix in both transactions. JV Transportation was represented by Jason Krimmins of Blau & Berg. American Select was represented in house.

“Matrix remains committed to providing tenants such as American Select and JV Transportation with industrial and warehouse facilities in prime locations throughout New Jersey, Pennsylvania and New York,” said Connelly. “We now have just 180,000 square feet of space available at the strategically-located Bayway Industrial Centre. The Elizabeth Bayway Industrial Centre offers tenants an opportunity to locate a facility in very close proximity to the port.”

The 18-acre property is located directly south of the Goethals Bridge on the Arthur Kill in Elizabeth. Current availability for Building A consists of 180,000 square feet.

Located 2.5 miles south of IKEA in the Urban Enterprise Zone, the site is just three-quarters of a mile from Exit 13 of the New Jersey Turnpike, Routes 1&9, and is within close proximity to Newark Liberty International Airport and the Port Marine Terminal.
